Overview
King City is a small incorporated city — population around 5,000 — tucked between Tigard and Tualatin at the south end of Washington County. It was developed in the 1960s as a planned retirement community, and that origin still shapes the housing stock: single-story homes, modest square footage, original kitchens and baths on many properties. The streets are quiet, the lots are manageable, and the prices reflect what the homes are rather than what the zip code wishes they were.
The city has evolved well beyond its retirement-community roots. Tigard-Tualatin School District serves all school-age residents — Durham Elementary and Tualatin High School are the main schools. Tualatin Country Club Golf Course is within the city limits. King City Community Park is a 17-acre green space with fields, walking paths, and access to the Tualatin River Greenway Trail. Commuting to Portland means either I-5 at Tualatin (a few miles south) or Highway 99W north through Tigard.
The honest tradeoff: King City does not have a commercial downtown. For restaurants, groceries, or coffee, you drive to Tigard or Tualatin. The older housing means more projects — deferred maintenance, original windows, older roofs — which is normal at this price point but requires eyes-open inspection work. For buyers priced out of Tigard proper or looking for a manageable single-story with no city income tax, King City makes sense on the numbers.
