How do VA loans work?

The VA doesn't lend money directly — they guarantee a portion of the loan, which lets lenders offer zero down payment and no PMI. You still get your mortgage from a lender like us, but the VA backing means better terms.

What is the VA funding fee?

A one-time fee of 1.25-3.3% of the loan amount, depending on your down payment and whether it's your first VA loan. It can be rolled into the loan. Veterans with service-connected disabilities are exempt.

Can I use my VA benefit more than once?

Yes. VA loan entitlement can be reused. If you've paid off a previous VA loan or sold the home, your full entitlement is typically restored.

Do VA loans have loan limits?

For veterans with full entitlement, there are no loan limits — you can borrow as much as a lender will approve. Reduced entitlement borrowers may have county-based limits.
