Metzger

Metzger has a Portland OR mailing address — SW Barbur Blvd and SW Hall Blvd run through it, and Washington Square Mall sits at its edge — but it is unincorporated Washington County. That distinction has real consequences: your property tax rate is different from Portland's, and your school district is almost certainly Beaverton, not Portland Public Schools. Buyers relocating from other states sometimes miss this entirely until closing, which is why it's worth stating plainly at the start.

The housing stock is mostly 1950s–1970s: ranches, split-levels, and a fair number of mid-century originals that have been updated to varying degrees. Greenway Park is the main green space — seven acres with a nine-hole disc golf course, basketball courts, and access to the Koll Center Wetlands where you can spot otters and waterfowl. Washington Square Mall is a short drive or walk for the utilitarian needs. Metzger Park at SW Hemlock and Hall is a community park with tennis courts and horseshoe pits. Beaverton School District serves the area: Greenway Elementary and Whitford Middle are the primary feeders, with Beaverton High or Southridge depending on address.

The honest friction point: Metzger is in an in-between zone. It is not in Portland proper and does not have Portland's walkability or transit coverage. The SW Barbur corridor has some transit service (the 12 and 44 buses) but frequencies don't match what you'd get closer to the city. Traffic on Barbur and Hall is real during rush hour. What you get in return is more house per dollar than equivalent addresses inside the Portland city limits, and Washington County's lower tax structure.
