Portland, OR
Old trees, mid-century houses, and a jurisdictional split that buyers need to understand
Garden Home sits along SW Garden Home Road at the edge of where Portland bleeds into unincorporated Washington County. The neighborhood name is widely used and recognized; the jurisdictional reality is more complicated. Some parcels are inside Portland city limits, some are in unincorporated Washington County, and a small number fall along the Multnomah–Washington County line. That split determines your school district — Portland Public Schools or Beaverton School District — and your property tax rate. Always verify by address before assuming.
The housing stock is mostly 1940s–1960s: established trees, mid-century ranches, and the occasional Cape Cod. Gabriel Park is a short walk or bike ride and is one of the better neighborhood parks in SW Portland — baseball fields, tennis courts, off-leash dog area, trails, and a community garden. Multnomah Village, with Marco's Cafe, Old Market Pub, and Broder Söder, is within easy walking distance for the Portland-side parcels. For residents in the unincorporated portion, it's still a quick drive. Garden Home Recreation Center, run by Tualatin Hills Park and Recreation District, provides additional amenities for Washington County residents.
The tradeoff is that prices vary by which side of the line you're on, which makes straight comparisons tricky. Portland-side parcels pay Multnomah County rates and Portland city taxes. Washington County parcels do not — and tend to price slightly lower as a result. Neither side has abundant parking or large lots; this is an older, denser suburb. Inventory is thin because the neighborhood is stable and people rarely leave.

“The jurisdictional complexity threw us at first. Bri laid out exactly what the Washington County parcel meant for our taxes and our school assignment before we wrote the offer. We felt confident going in.”
“Cash-out refinance to fund a kitchen renovation. Bri ran the equity math in 20 minutes and we had a clear plan.”

Some of it, some of it not. The neighborhood straddles the Portland city boundary and the Washington–Multnomah County line. Parcels on the Portland side pay Portland city income tax and Multnomah County property taxes. Parcels on the Washington County side do not pay Portland city taxes, and property tax rates are different. This affects your monthly payment calculation and your school district, so confirm your specific address before making assumptions.
It depends on your specific parcel. Portland Public Schools serves the Portland-side addresses, with Markham Elementary as the feeder school through the PPS pipeline to Robert Gray Middle and Ida B. Wells (formerly Wilson) High. Beaverton School District serves Washington County parcels, with Nancy Ryles Elementary as one of the feeders. Do not rely on neighborhood name to determine school assignment — check the actual boundary maps.
Very close — walkable from most Garden Home addresses on the Portland side, a short drive from the Washington County portions. Multnomah Village's commercial street along SW Capitol Hwy has restaurants, coffee, a hardware store, and independent shops. It is the neighborhood's unofficial commercial center.
Median around $530,000, with most homes between $415k and $750k. The unincorporated Washington County parcels tend to price slightly below the Portland-side parcels with comparable characteristics, because some buyers discount anything not officially 'Portland.' That discount can represent real value for buyers who are comfortable with the jurisdiction.
