Tryon Creek at the back door — SW Portland's best argument for staying out of the city proper

Overview

South Burlingame occupies the stretch of SW Portland between Multnomah Village and the SW Terwilliger Blvd transit corridor, with Tryon Creek State Natural Area forming its southern boundary. The neighborhood is mostly 1950s ranches on streets that step up and down the hillside topography, and Tryon Creek is the anchor. It is one of Portland's better urban forest parks: 670 acres of old-growth Douglas fir, eight miles of trails accessible within a few blocks of most South Burlingame addresses. People who live near it understand what they're paying for.

Portland Public Schools serves the area along the established SW pipeline: Markham Elementary (K–5), Robert Gray Middle School (6–8), and Ida B. Wells High School (9–12, formerly Wilson). Market of Choice at SW Terwilliger and Taylors Ferry is the neighborhood grocery and deli — walkable for many residents and the kind of grocery store that reduces the perceived need for a car. Tryon Creek Bar and Grill at 8610 SW Terwilliger is the neighborhood's local sports bar. JoLa Cafe at SW Corbett is a short drive for serious coffee.

The topography that makes South Burlingame scenic also makes getting in and out feel longer than the miles suggest. SW Terwilliger curves and narrows. The Barbur Blvd transit corridor is accessible but the walk or drive down the hill adds time. SW Barbur has TriMet Line 12 service, but depending on where exactly you live, getting to the stop is its own exercise. If walkable urban density is the goal, this is the wrong neighborhood. If trail access and quiet streets matter more than convenience, it competes with very few Portland addresses.

FAQ

4 questions

What makes South Burlingame worth the price premium over Metzger or King City?

+

Tryon Creek State Natural Area. Eight miles of old-growth forest trails accessible from most addresses in the neighborhood. That kind of urban green space is rare in the Portland metro, and it tends to hold value in ways that commute time or square footage do not. If trail access is a priority, the premium is real and so is the asset.

What schools serve South Burlingame?

+

Portland Public Schools — Markham Elementary (K–5), Robert Gray Middle (6–8), Ida B. Wells High School (9–12, formerly Wilson). Markham rates well for an inner-SW Portland school. Wilson/Ida B. Wells has strong academic programs. This is the standard SW Portland school pipeline and is one of the more consistent PPS tracks.

Is it hard to get in and out of South Burlingame?

+

Honestly, yes. The topography works against you. SW Terwilliger curves and the side streets are hilly. Getting to I-5 or downtown Portland via Barbur takes more time than the mileage suggests. Morning rush on Barbur Blvd backs up. Plan for 30–40 minutes to downtown during peak times. The TriMet Line 12 on Barbur is an option but walking to the stop from the upper streets adds time.

How much do homes cost in South Burlingame?

+

Median around $600,000, with most homes between $480k and $900k. The closer to Tryon Creek, the higher the price — proximity to the park is priced in. Homes on the flat streets near Market of Choice sell faster. 1950s ranches in original condition at the lower end of the range offer renovation upside for buyers willing to take on a project.
