Murrayhill is a master-planned community in SW Beaverton that was developed through the 1990s on land that had been farmland a decade before. The neighborhood is built around Murrayhill Marketplace on SW Scholls Ferry Road — a Fred Meyer-anchored shopping center with restaurants, a gym, and services that covers most routine errands without leaving the area. The streets curve through the hills in the way that 1990s master-planned communities do, and the lots are larger than what you'd find in older Beaverton neighborhoods to the north. Families with kids in Beaverton School District make up the majority of buyers.
Scholls Heights Elementary feeds most of the neighborhood's younger students; Mountain View Middle School and Mountainside High School are the secondary feeders. Covenant Park is the main green space — a well-maintained park with good trail access to the surrounding hills. The housing stock is almost entirely 1990s single-family construction: 3- and 4-bedroom homes on 5,000–9,000 square foot lots, two-car garages, the standard suburban footprint. Condition and updates drive price variation more than location within the neighborhood.
Car dependency is the honest trade-off here. Murrayhill was designed for driving — the street network doesn't connect well to neighboring communities on foot, and there's no MAX access close by. Getting to downtown Portland means Hwy 217 north to Barbur or I-5, which adds up to 30–40 minutes on a normal day and longer when the freeway backs up, which it does regularly. Buyers who work in Beaverton or who work remotely find this less of an issue than those commuting downtown daily.
