Overview

Progress Ridge is the newest of SW Beaverton's master-planned communities, built out primarily during the 2010s on land that was largely undeveloped at the turn of the millennium. Progress Ridge Towncenter is the retail anchor — a New Seasons Market, a Regal movie theater, a handful of restaurants, and enough services to make it function as an actual walkable destination within the immediate area. For new construction in suburban Washington County, the retail component is more complete than most.

The housing stock reflects its era: 2010s and 2020s townhomes, craftsman-style single-family homes, and some larger production homes on the outer edges. Lots are smaller than Murrayhill to the north, but construction quality and finishes are newer — updated kitchens, open floor plans, energy-efficient systems. Beaverton School District serves the area, and the school pipeline is the same as Murrayhill: Scholls Heights Elementary, Mountain View Middle School, Mountainside High School. That school trajectory is a meaningful draw for families with kids.

Progress Ridge prices more expensive per square foot than older Beaverton because the construction is newer and the retail environment is better than comparable suburbs. The trade-off is the same as all of SW Beaverton: no MAX, no real biking infrastructure, and a car commute to Portland that runs 30–40 minutes on a good day. The Tualatin border is close — Bridgeport Village is roughly 10 minutes south on Roy Rogers Road for buyers who want additional retail options.

Most of the neighborhood was built between 2010 and the present. You'll find 2010s townhomes, craftsman-style production homes from 2015–2020, and some newer construction still completing on the edges. The newer the build, the higher the price per square foot relative to comparable square footage in older Beaverton neighborhoods.

Is Progress Ridge a good place for families?

One of the better options in SW Beaverton. The school pipeline — Scholls Heights Elementary, Mountain View Middle, Mountainside High — is consistently strong within Beaverton School District. The Towncenter has a grocery store, a movie theater, and enough services that routine family errands don't require driving far.

What's the difference between Progress Ridge and Murrayhill?

Construction era is the main difference. Murrayhill is 1990s housing on larger lots; Progress Ridge is 2010s housing on smaller lots with newer finishes.
